A recent survey revealed 87 % of homebuyers first used the Internet in a search for their new home, while only 47 % used a print media like a newspaper. In South Fort Myers, I think we follow in lockstep with these numbers. Also 95 % of the homebuyers who used the Internet to find their new home also use a real estate agent. Attending the luncheon conference yesterday of Southwest Florida Real Estate Investment Association , I met som very nice, savy aprtment owners fom East Landsing , Mi. Near the law school close to Cooley, Richared Ferguson and his wife said they had just made an offer (somewhere in the multi million neighborhood, of units there. He informed me that Fannie Mae and Freddie Mac are still in the business of loaning money, large amounts for about 6%, and anyone could get one as long as the property conformed with their formula for income producing properties. Jeff Tumbarello provided three graphs on Lee County housing statistics that were very illuminating. From over 86 million in sales in Lee County in 2002 to over 287 million in 2006 to projected about 125 million in 2009, we have seen the roller coaster take us up, up, up then down and away from fiscal sanity. Projections for 2009 sales over 2008 will probably exceed 100% increase with average price down from 2008 in excess of maybe 30%.
