In the News-Press this morning, (www.news-press.com), the headline screams,"Lee homebuyers jump at chance for bargain". Although the National Association of Realtors(www.nar.org) released new evidence of a less than stellar housing market, with sales falling to the lowest levels in 12 years, Lee County had an invrease of 124 % (from 338 to 758) from January of 2008 to January 2009. According to local specialist, Brett Ellis of Remax( www.topagent.com) Realty Group in Ft. Myers, driving force in bank owned homes from foreclosure.

 Two local real estate brokers gave therir views on our Lee County, Florida market place last night at the News-Press Market Watch, www.news-press.com,  and although most current numbers for our recovery remain harsh, there was reason to be hopeful here in the 2008 foreclosure capital of the U.S. Alfred, Lord Tennyson, in 1854, wrote the Charge of the Light Brigade, www.nationacenter.org/ChargeoftheLightBrigade, which was a ode to a suicidal charge of cavarly over open terrain. Part of the poem, "Cannons to the right of them, Cannons to the left of them, cannons in front of them......Into the jaws of Death,  Into the mouth of Hell, rode the six hundred. Many of us know about this war because of Florence Nightingale, and her then innovative measures to treat the wounded over 150 years ago. Is there a Florence Nightingale for our local real estate market???

 One of the best all time musical groups was the Beatles. Remembering the lyrics "let me take you down...", www.metrolyrics.com/strawberry-fields-forever-beatles.html is the theme for the single family housing market across the U.S.  Reports released today, www.2.standardandpoors.com, show the 18.5 % plunge in prices from a year ago. Nationally, from the peak fo the boom during the second quarter of 2006, to today, we have lost over 26 % in home values. In our area, the stats are very revealing. Acoording to our local MLS, www.swflrealtors.com , we sold 975 single homes in December of 2008 for a median sales price of only $120,000. Tha is alot more than the 565 sold in December of 2007, but way below the median sales price of $230k then.

 St. Joseph, the earthly father of Jesus, and the patron saint of home sellers, is one of the most popular figurines in todays housing market. Our local housing statistics, www.swflrealtors.com , show lots of inventory and great deals. Although the Roman Catholic Church does not officially support the practice, when it works I think the Church officials hide a wry smile. Stephen J. Binz, the author of, "St Joseph, My Real Estate Agent", feels it is a pop spiritualiity, difficult to track its origins (www.familychristian.cm).  Most feel the statute works best with head down, feet toward heaven and facing the property.  It is becoming more and more relied upon in our dismal housing market by people of all religions.Zillow’s Make Me Move. Or two New Jersey neighbors who swapped houses. Even more unusual is the couple who sold their home at their yard sale.

You have a check off list of where you will go (attorney or title company), how much the certified check needs to be to settle (also from attorney or title company), any other documents (drivers license), and a list to review when you do your final walk through. There might have even been a peek at a early or preliminary HUD-1, www.alta.org/consumer/hud1 , which breaks down all costs associated with the transaction. Inevitably, the early one changes more often than a sixteen year old girl.

Now, heading to meet your savy and skilled Realtor for a final walk through of the home before going to sign your name between 15- 88 times on documents whose print is small and language arcane. Let's say the walk through goes smoothly, because if it doesn't (items missing, appliance changed, mailbox gone, pets left in home....) we have a longer story.

 You have followed all recommended insightful information on getting pre-qualified for a loan, are working with a quality Realtor, have located a home, and have prepared and presented an offer. Now? In our Lee County, Florida neighborhood, there is a saying that if Patience is a virtue, then we must all be going to HEL.....P. I am seeing as many as 20 or more offers on some homes.  This sounds like and advertisement for McDonalds, www.mcdonalds.com, not an attempt by the President to help about 10 million Americans from losing their homes to foreclosure.  Our wonderful area of Lee County, Florida is one of the hardest hit areas in the U.S. The Fort Myers-Cape Coral area led the nation in foreclosures in 2008 according to www.RealtyTrac.com. We have a tremendous opportunity to help unfortunate people stay in their homes. Most people who bought a home after late 2005, using an exotic or subprime loan, are "upside down", owing more (sometimes alot) to the lender than the home is currently worth. Congress will have the final approval, and the formidable bankers lobby may attempt to derail some of the more profit wrecking provisions, but in an effort to get our country back to "a chicken in every pot in your home" times, we need to stabilize the housing market.

 You have gotton pre-qualified or pre-approved (sellers love this), have interviewed and determined a local skilled realtor will best help you find your home, and the agent has scheduled several properties to show you. Having just read the national and local papers(www.usatoday.com and www.newspress.com) you feel great having discovered the President signed in law a bill on Tuesday that will give you an $8000 tax credit (or 10% of the value, which ever is less) for a first time buyer on their 2008 or 2009 income taxes. Gotta live there for at least three years and there are some income restrictions, but this is a refundable credit.

 Now, you are really smiling at the prospect of low interest rates, lots of affordable priced homes, and a tax credit on top. Unless you memory is photograhic, 5-6 homes a day is tops to see. If your agent has determined accurately what you want, it may be less, or not. This is the really fun part for you. Have a recorder to take pictures(if permissible) and jot down notes or questions. Our Lee County marketplace had alot of inventory, however that has been steadily disappearing recently.

 The Final Frontier, is not always space, but fighting to delay or prevent or foreclosure of your home. An Associated Press (www.ap.org) article today referencing a small town in central Florida, a woman had lost her job and was going to lose her home. She managed to halt the foreclosure proceedings by asking the siting judge to have the lien holder  produce the originaal note, mortgage, and other documents she signed when she closed on her home. In Lee County, Florida, with our large distressed homes inventory (www.swflrealtors.com), and (www.swflreia.com), the homestead property owners amy want to consider this approach.

 Since the real estate buying and selling insanity of the last five years has generated volumes of mortgages and notes, and these securities have been packaged, grouped and resold, and resold again, the original documents signed could very well be in Iraq today, if they exist at all. It is far from being unreasonable to use free court documents provided by some attorneys like Chris Hoyer of Tampa with his www.consumerwarningnetwork.com to fight the foreclosure proceedings of " show me the money" with retort of " show me the note".

We are in Cape Coral, Florida, one of the leading fore-closure markets in the U.S, and the response is......"we are going to let you and the other multiple offerers give us "your highest" bid. This is a counter offer to as many people as offered on this property. At this point, you may feel violated, or worst and may already feel what you originally offered was fair. So avoid a major adjustment the price, but increase your escrow, maybe in increments after number of days, shorten closing date or inspection period, and remove any unnecessary obstacles to get the property(sometimes referred to as path of LEAST resistance).
