 If you are a mom, then this is your day. I remember my parents on their "respective "days were always asked by us why wasn't there a kid's day. Of course, as adults we know that every day is kid's day and talk about our kid size prices on homes here...it's kid's day in our real estate market. There were 1954 foreclosures filings in April, down from 2160 a year ago and down from 2217 in March according to the Southwest Florida Real Estate Investment Association, of which I am a memeber, www.swflreia.com. The median sales price is now $ 88,500, lowest since 1998. A friend of mine, Ed Bonkowski, a local real estate broker who handled many of the 1990's wave of foreclosures from the Resolution Trust Commission (including a local 4 acre island near Fort Myers Beach), said" I have been down here for thirty years and I have not seen where you could buy a house for less than you could build."

 

 There daily bidding auctions on the second floor of the Justice Center on Monroe Street in downtown Fort Myers. Bidding against professionals who have done tons of homework may be difficult, however our avenues are available. Many properties are bought by the bank and given to a real estate broker to put on the market to sell. Having cash or a pre approval will be of great importance because many of these homes have multi-offers on the first day they become available. There are 338 homes actively for sale in Lehigh Acres with at least 3 bedrooms, at least two baths, and at least a two car garage under $60,000....In Cape Coral that number is now 71, a vast reduction from just two months ago. There are still more homes coming to our marketplace from our irrational exuberance from 2004-2006, but signs are appearing we may be at a place in our recent past (2002?), that these kid's prices won't be available.
