When our Lee County Florida Property Appraiser, www.leepa.org, Ken Wilkerson warned us of a likely 30% drop in our property values , and maybe 50% or more in Cape Coral and Lehigh Acres, the idea of extra revenue to keep our area going was only a remote possibility. The May 6th Wednesday edition of the News-Press, www.news-press.com, had 88 pages of 7 lines each with tiny print of all the tax certificates from 2008 that are delinquent, many are unimproved land , but homes, condos, income property are all well represented. Our unemployment rate at almost 12%, the hungry and homeless incresing in large numbers, funding for arts and other civic projects on hold, local leaders and businessmen getting fired or facing jail time, rainy season on the horizon and hurricane season only 17 days away, we're hoping we have reached the time to look for the best opportunities for redemption and resuscitation.
Summer is rapidly approaching us with hot and humid weather, quick violent storms, baseball or steroidball, and trying to squeeze into last summer's clothes. Gulf of Mexico water temperature gets near 90 degrees, you call the roads your own, two servers for you in each restaurant, empty shops, teens at the beaches, and the countdown to football season. The real test of the local real estate market is the next 90-100 days with the seasonal buyers gone and the bargains still on the market, especially in Cape Coral and Lehigh Acres. Our local banks are mostly in good shape with the money our Govt has offered still being eligible for "recycling" with banks hodling under $500 million. Nationally and locally we still enjoy long term taes about 5% for strong borrowers and if it will appraise, you "gotta a deal". I still enjoy our area for being "paradise". Whether it's Paradise "Lost" or "Found", the final determination is on the near horizon.
