| The high water mark of the Confederacy was Pickett's charge in early July in a small sleepy town called Gettysburg. With almost 500 homes priced at $60,000 or less, these deals are less than paying market rent here today in Lee County, Florida. Many "good deal" homes hitting the market today receive multi-offers in less than 24 hours, and some are beginning to sell above listed price, meaning the days of "Wine and Roses" ,www.en.wikipedia.org/wki/Days_of_Wine_and_Roses ,could be closer to the end than the beginning. The affordability of prices, low interest rates, and first time buyers incentive has created a form of feeding frenzy in the lower end of the marketplace. While a soft market has helped to stimulate the under $200,000 homes, it has forced the sellers on the upper end to decline in adjusting their prices to conform with the precentage trend down. Many of these sellers have survived the national economic downturn and are satisfied to let the market come back to where they feel their home is valued. Homes with direct access to the Bay and Gulf, on cul de sacs, and ones with desired privacy are still commanding strong consideration by savy buyers. Our southwest Florida area is still a demand destination and will continue to offer benefits and value to all that make our area their home. |
