You have followed all recommended insightful information on getting pre-qualified for a loan, are working with a quality Realtor, have located a home, and have prepared and presented an offer. Now? In our Lee County, Florida neighborhood, there is a saying that if Patience is a virtue, then we must all be going to HEL.....P. I am seeing as many as 20 or more offers on some homes. Hopefully, you were advised to be "agressive" by your agent, because you really, really, liked the home. Maybe, the asset manager liked your offer because it was very neat, tight and a fast closing. The offer is accepted. All right. Break out the bubbly. Not so fast my young excited friend. Your agent has to get the addendum to you for filing out and signing. This document is pretty much lawyers jargon for you not "getting to have it your way" Make certain you understand the highlights and all dates that need to be honored. Get your inspections completed, provide your lender with any needed documentation, follow through with any additional escrows, and think about geting prepared to MOVE. If you have a problem with the inspection report and have an agreed upon remedy with the lender, do it in one request. Going back to the bank with small issues is going to slow down if not stop your move forward to ownership. If contacted directly by the title company or closing agent, provide them with what they request. In order to close a real estate transaction on time, with as little stress as possible, all parties need to pay attention to their responsibilites. Closing Day arrives...... to be continued
